Security Deposit & Damages 
A minimum of $150.00 refundable security deposit is required. Any damage to the property, other than normal wear and tear, is the responsibility of the tenant. Assessment of any such damages is determined by the owner of the property in which you are staying. Occupant is liable for any damages to the premises and to the furnishings, equipment, and household items therein, which occur during occupancy, excluding normal wear and tear. It is also expected to find the apartment key, the beach gate key and the gate remote control. Failure to comply with these rules will result in forfeiting the deposit or additional fees. Be sure to leave us your correct mailing address to avoid delays in returning your deposit.

Payments and Reservation Deposits
A reservation payment is required. We accept money orders, traveler checks, and credit cards via Paypal.

Deposit Cancellation Policy
There is a $60.00 cancellation fee. Cancellations must be made 30 days before arrival. Deposit is forfeited if cancelling after 30 days but it is transferable and can be used for a future stay with Malibu Condo Rentals.

Reservation Confirmation
Upon receipt of your payment, a Reservation Confirmation will be e-mailed to you. Two weeks before your arrival we’ll send you a “Welcome to Malibu PR” package with all the information you need on how to get to the condo, maps, and local information. On the day of arrival one of our staff members will meet you at the airport to give you the key and answer any questions you may have.

Transportation
A car is essential to enjoy and explore the area.  In fact, if you want to explore the island in any depth, driving a rental car is about the only way, as public transportation is not readily available outside the major metro areas.      

Check-In / Check-Out Times
Guaranteed check-in time is 4:00 p.m. Check-out is 1:00 p.m. If your arrival to San Juan is earlier in the day, please contact us for a possible early check-in. Every effort will be made to accommodate your needs. However, there is no guarantee that the property will be available earlier than normal. Please remember that there are other guests using the properties.

Rates
Descriptions and rates are subject to change without notice. Although each property will be completely equipped for rental purposes, we cannot accept responsibility for aesthetic conflicts. We reserve the right to change units without notice, for any reason.

Maximum Occupancy
Each property has a specific maximum occupancy. You are responsible for selecting a unit appropriate to the number of guests that are to occupy the unit.

Smoking
No smoking allowed inside the condos or in the balconies.

Pets
No pets are allowed.

Minimum stay
There is a 4 night minimum stay

Amenities
A "starter kit" of bath tissue, paper towels, trash bags, bath soap, shampoo, laundry detergent and dishwashing detergent is supplied. Towels and bed linens are also provided for the number of people each property sleeps.

Maid Services
A non-refundable departure cleaning fee of $50.00 is required for all rentals. However, if you would like daily maid service, it may be arranged prior to your arrival or upon check-in for an additional fee.

Hurricane and storm policy
We do not guarantee road or weather conditions. Hurricane season is June 1 - November 30. No refunds will be given unless:
 
-The National Weather Service orders mandatory evacuations in a "Tropical Storm/Hurricane Warning" area and/or

- A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: Any unused portion of rent from a guest currently registered, Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

Power, Water and Cable Outages
As part of the Puerto Rico island life, we occasionally experience outages that are beyond our control. We report outages as each occurs. No refunds will be given for any outages.

Air Conditioning
All our condo rates include 3 bedrooms equipped with air conditioning units. Even though the condos get constant ocean breeze cross-ventilation, some have AC in the living rooms. Due to high cost of energy in Puerto Rico, there is an additional fee to use the AC unit in the living room.
